An annual inspection of your cooling system should include:
- A thorough examination of system components including coils and contactors.
Over time, coils may become encrusted with airborne particles. A unit with dirty coils uses more electricity, cools and dehumidifies less effectively, and places undo stress on the compressor. Likewise, burned contactors compromise the efficiency of a cooling system and can cause damage to the compressor. An annual inspection allows a technician to identify dirty coils and burned out contactors before they cause long term damage to your cooling system.- Examination of air filters.
Filters impact the efficiency of your cooling and heating system as well as the quality of air circulating through your home. Dirty filters restrict air flow which, in turn, makes your air conditioning equipment work harder, runs up your electric bill, and makes it difficult for your air conditioner to effectively cool your home. You should change or clean your filter once a month. Never run your cooling or heating system without a filter inside the return air vent.- An inspection of your condensation lines.
The condensation created by your air conditioner drains through your condensation lines. Clogged lines can cause accumulated water to leak through your ceilings or walls. ACU Air's spring cooling inspection includes an algaecide treatment to discourage the growth of algae in the drain lines.- Examination of electric components.
Worn electrical components can create a fire hazard or can cause your unit to unexpectedly break down.- Measurement of unit's power usage.
Efficient power usage generally indicates that a unit is working correctly and reliably.- Testing of the thermostat to make sure that the unit is running efficiently.
A faulty thermostat can lead to high electric bills and / or may interfere with your air conditioner's ability to maintain a desired temperature setting.- An examination of your ductwork for wear and tear, as well as dirt and other contaminants.
Tears or breaks in your ducts will release conditioned air into your attic and reduce the amount of cool air distributed to your living space. This means higher electric bills. Collapsed or crushed ducts will block conditioned air from reaching certain rooms. Over time, extemely dirty ducts can lead to dirt encrusted coils, which will interfere with your air conditioner's ability to effetively cool and dehumidify your home. Note that inspectors are only able to examine accessible ductwork; they do not examine the ducts located between floors.- If there is a mechanical air cleaner inside your air conditioning and heating system, ask the service technician to bring a new HEPA filter when you schedule your inspection.
HEPA filters should be replaced once a year.- If there is a ultra-violet disinfectant system inside your air conditioning and heating system, ask the service technician to bring a new UV lamp when you schedule your inspection.
UV lamps should be replaced once a year.
